Dallas Developer Breaking Ground For Warehouses In Irving And Denton

A Dallas-based industrial real estate company is starting new projects in Irving and Denton.

Box Investment Group has already broken ground on its Skyway Logistics Center in Irving. The 84,406-square-foot industrial development is located at 3260 Skyway Circle North in Irving near Belt Line Road.

And early next year the company plans to start construction on its M380 Business Park in Denton. The four-building project is at 1801 N Masch Branch Road and will total 156,090 square feet.

The business park site fronts on U.S. Highway 380 and will be completed in early 2024.

Denton is a growing industrial market in North Texas.

“These two industrial developments are each in ideal locations for warehouse, distribution, service provider, supplier and fulfillment operations,” developer Todd Marchesani said in a statement. “The properties will be in high demand with their multi-tenant lease configuration options or ability to sell to individual users.”

Marchesani founded Box Investment Group after he worked on more than a dozen industrial projects in Carrollton, McKinney, Denton, DFW Airport, Desoto, Fort Worth, Lancaster, Lewisville, Richardson and Southlake.

He said the company is looking for additional industrial development sites in North Texas.

North Texas is the country’s fastest growing industrial real estate market with almost 70 million square feet of warehouse and distribution development underway.
