Box Investment Group (Box) was founded in 2022 with a specific focus on shallow bay industrial development. The four founding principals have a combined 80 years experience in operating institutional real estate and businesses. Box prioritizes due diligence and key data metrics to ensure its investment and development opportunities yield long-term value.
Strategy
Box is actively pursuing an infill development strategy focused on irreplaceable locations and high barriers to entry submarkets. The site acquisition focus is on the northern growth suburbs proximate to highway infrastructure and population density. Each site has its own unique characteristics which may include the ability to separately plat and sell to users, retail exposure, or the flexibility to demise the building into tenant suites as small as 8,250 square feet. The rent growth is predominantly seen in this tenant size range due to (1) increased demand and (2) lack of available options.
